1. Air Conditioners
Air conditioners may not be installed in windows. The Board of Trustees recommend that unit owners have a service contract to clean and maintain air conditioners. The air conditioners were put in when the building was built and some of the condensers have started to fail. Contact the management company if this occurs. Unit owners are responsible for any repairs or replacement costs.
2. Balconies and Patios
Balconies and patios may not be kept in an unsightly condition. They may not be used for storage, drying wash etc. During the winter balconies must be kept clear of snow. Barbecuing is not allowed by order of the Cambridge Fire Department.

3. Bicycles
Bicycles must be kept in your unit or in the bike rack in the storage area. Bicycle left in parking spaces in the garage are at the owner’s risk. Bicycles may not be attached to any interior or exterior part of the building or railings. The management company is authorized to remove any bicycles found in violation.
4. Building Emergencies and Procedures
In the event of a building emergency, please notify, the property management company, Hodan Management (617) 367-0900. If the emergency is a life-threatening, call 911 for police, fire or ambulance.
The property management company will respond by sending an employee or contractor to determine what action is needed. If such action involves work inside a unit and does not pertain to a common area, the property manager/management company is limited to stopping further damage and referring the unit owner to a tradesman for repairs.
5. Business Activities
Professionals may maintain a private office. This office cannot be used to service clients or patients. There can be no employees.
6. Common Areas
Hallways, stairways, lobby, front and back entrances, parking lot, garage and storage locker room are considered common areas.
No clothing, sheets, blankets, laundry or any other article shall be hung out of any unit.
No signs, plaques or communications shall be placed on the exterior of any unit.
No items may be placed in any common area without first receiving the permission of the Trustees.
Smoking is not permitted in any common area.
Door mats are not allowed in halls. Shoes are not allowed to be placed in the halls.
7. Condominium Fees
Condominium Fees are due on the 1st of each month and should be sent to the management company. Payments received after the 15th of the month are subject to a $25.00 late fee.
Legal action will be taken if any unit owner has not paid their fees for three (3) months. The unit owner will be responsible for the full cost of the legal action.
8. Door Bell
The doorbell entry system operates through your telephone. To initiate the service, residents must contact Hodan Management at 617-367-0900 and give them your telephone number. The phone number must be a local number. Service will be initiated from Hodan’s office. Unit numbers don't appear on the lobby directory.
NOTE: If someone tries to buzz you from the lobby and you are on the phone and do not have call waiting they will get a busy signal.
9. Extermination
If pests are sighted please call the management company. In the event the whole building is to be treated, unit owners must let the pest control company enter and treat their unit.
10. Fines and Fees
Owners will be fined $100.00 if the tenant fails to meet with a trustee prior to moving in.
Unit owners will be fined for any violations of the rules and regulations caused by themselves or their tenants.

Replacement garage door openers cost $55.00 and replacement building door key cost $15.00.
11. Fire Alarms and Safety
Always leave the building when the fire alarm sounds. Smoke and fire detectors are located on all floors and in the stairway. Units should have and maintain their own smoke detectors.
When the main alarm sounds: The law requires that everyone depart the building via the stairs. Do not use the elevator; you may get trapped if the power fails. The Fire Department will be notified automatically by our alarm company when the fire alarm sounds.
12. Floor Coverings
To minimize noise to other units, changes in the type of floor covering other than carpeting must be approved in writing by the Board of Trustees or the management company.
13. Grocery Cart
The grocery cart is for the use of all residents and must to be returned to the garage when you are finished. It should not be left in the hallway or elevator for someone else to return.
14. Heating
If you experience heating problems call the management company. Tenants should contact their landlord or representative before calling Hodan. Temperature in units should never go below 68° during the winter to prevent frozen pipes. Heat loss due to leaky doors or windows is the sole responsibility of the owner.
15. Insurance
Unit owners are strongly urged personal property insurance and home owners insurance. The condominium association’s master policy does not cover personal property or any damage caused by your unit, water leaks, etc.
16. Mail Boxes and Delivery
United States Postal Service will deliver mail to mailboxes in the lobby. Mailboxes must remain closed and locked unless retrieving mail. When leaving for more than three days please have the post office hold or forward your mail. Packages are not to be left in the hallway.
17. Maintenance, Repairs
Unit owners are responsible for the maintenance and repair of their units. Please notify Hodan Management when workmen are doing work in your unit. In the case of an urgent repair that requires immediate attention, the management company can be contacted for assistance. The property management company works for the Condominium Association not individual unit owners. They should be notified regarding any problems such as plumbing leaks or other building issues and are available 24 hours a day for emergencies.
18. Moving
The unit owner must inform the management company 7 days prior to their tenant moving, and provide them with the date and times of the move. All new tenants must meet with a trustee prior to moving in so that the rules of the condo association can be given to them and that we can answer any questions they may have about the building or area. Failure to meet with a trustee in advance of the move will result in a fine. See Fees and fines section.
Moving vans are not allowed to park in the driveway, you must obtain a moving van or container permit from the city of Cambridge at least 4 business days prior to your move. Their address is 344 Broadway St., Cambridge Ma 02139. Phone number 617-349-4712 or their web site www.Cambridgema.gov. Moving hours are 8:00 AM to 6:00 PM weekdays and 9:00 AM to 5:00 PM weekends.
The building must be left clean and orderly. Violations of rules by a tenant will result in fines to the unit owner. The unit owner is responsible for any damage caused by the move.
19. Name Plates
The unit owner is responsible for contacting Hodan Management to order new nameplates for the mailboxes and the intercom. When names need to be added or removed the management company is the only one authorized to change a name. The owner will be charged $15.00 for every name change. Temporary name tags are not allowed.
20. Noise
Please be courteous, the noise levels in units must not disturb neighbors. Problems with respect to noise or disturbances should first be brought to the attention of the unit where the disturbance originates, then the management company. The building has very little sound insulation between floors and neighboring units, it is recommended that padding and carpeting be installed to lessen the noise problem. It is especially important to maintain low noise levels between 10 PM to 7AM Monday-Friday, 11 PM to 8 AM Saturday, Sunday & Holidays. Urgent problems with disturbances should be reported to the police.

21. Parking, Car Washing & Towing
Garage parking spaces are for one car only. All vehicles must fit within the space with enough room to open the doors Trucks, boats, trailers or other vehicles are prohibited except with written permission of trustees. Parking spaces are numbered and assigned. Vehicles must be parked between the lines and pulled in as far as possible. There is no guest parking. Unauthorized cars will be towed at the owners’ expense.
Owners must notify the management company with the make and plate number of the car parked in their space. Parking spaces may be rented only to other residents of the building. If the unit parking space is rented; the unit owner must notify the management company with the renter’s name, phone number, vehicle make and plate number. Any exceptions must be approved in writing by the Board of Trustees.
Washing cars in the garage is prohibited. Storage of any materials in the parking spaces is also prohibited and subject to fines.
22. Pets
No pets allowed except for existing household pets at time of purchase as long as they are not a nuisance. Pets are not allowed in the common areas (except on a leash, etc.) and may not go on the grass under any circumstances. Pets must be registered. If they are a nuisance, they must be removed on three days written notice. Tenants may not have pets.
23. Right of Entry
Management has the right of entry when notice is given. In an emergency, management has the right of entry without notice. When a unit is empty, management must be able to gain entry.
24. Registration of Occupants
In order to fulfill our responsibility under Massachusetts Fire & Condominium law the management company must have a list of all occupants. Please contact Hodan Property Management and provide them with updated information about the occupants of the unit.
25. Renovations and Repairs
Building permits from the City of Cambridge must be obtained for any work involving new electric or plumbing lines and any structural work.
The management company must be notified one week in advance of any renovation or major repairs being done to a unit. Notice will be given of any temporary shut down of building services.
The management company will make sure the work does not conflict with any scheduled work by our vendors, other owners and the building cleaning company. The floors in the hallways and elevator must be covered and protected.
Unit owners and their contractors are responsible for any damage done to the building, removal and disposal of all waste material generated by the renovation. The building’s dumpsters and curbside are not to be used and the building must be left clean and orderly at the end of each work day.
26. Renting
Before a new tenant moves in, the management company must be notified of their names so that a nameplate for the mailbox can be ordered. Tenants must meet with a building trustee to be shown and informed about important building rules. Failure of the tenant to set up an appointment or meet with the trustees is subject to fines.
Each unit is intended to be used solely for residential purposes by not more than one family or by not more than three unrelated people.
Owners must contact the Trustees and the management company before a new tenant can move in.
Owners who rent their units are required to send a copy of the lease to the management company. The lease must include the renter's name/s and the length of the lease and an emergency contact person. If a lease is renewed the owner must inform the management company of the new dates.
Leases must be for 1 year.
Sub Leasing is strictly forbidden.
27. Security
If the front or back doors do not close properly please let the management company know. The doors should be closed and locked when not in use. Do not leave any door propped open for any reason. Do not buzz anyone into the building that you do not know. Do not open the doors or let someone follow you into the building if you do not know that they reside in the building. Newspapers and mail should be stopped or forwarded if you are going out of town for more than three days, or arrangements made to be picked up daily.
28. Smoking
Smoking is not allowed in the common areas. Do not dispose of cigarette butts on condominium property; this includes the front walkway, front or rear door, garage, or off your balcony.
29. Snow Plowing and Removal
The sidewalk and front and back entrances will be cleared of snow by a private contractor. If you are parked on the street do not shovel snow onto the sidewalk. Unit owners are responsible for removing snow from their balcony.
30. Storage Spaces
Units are provided with two storage bins on the first floor. Bins are numbered with unit numbers. The area should be kept clean of trash. Bicycles are the only item permitted to be stored in the open area. Everything else boxes, lamps, skis, etc. can not be stored there. Items left outside of bins will be removed and disposed of. If ownership can be determined a fine will be assessed to the unit owner. The unit owner will be charged for the cost of clean up in addition to the fine. State law forbids storing any toxic or flammable items.
31. Trash
Do not leave trash or recyclable materials by the trash chutes. Large items that cannot fit down the trash chutes should be placed into the dumpsters or taken it to the sidewalk by the driveway on trash day. The dumpsters are located in the garage behind the double doors. Please make sure the doors are kept closed when not in use. Violation of any of the trash rules will result in a fine to the unit owner.
Securely tied plastic garbage bags should be used for all trash not going in a recycle bin. The building has upgraded to single stream recycling so sorting recycling is not necessary.
Please cut up boxes before placing them in the recycling bins or flatten them and place beside the bins.
Furniture or any large item that will not fit in a trash bag can be left on the curbside the night before trash is picked up. To dispose of appliances, air conditioners, computer monitors over 20”, televisions and automobile tires obtain a sticker from the Cambridge Dept of Public Works, 147 Hampshire Street (617) 349-4800. The Works will inform you when you should place your items outside and when they will be picked up.
Hazardous materials should not be placed in the chute or dumpster. Check with City of Cambridge for periodic pick-ups of hazardous materials.
NOTE: Trash pick-up is Wednesday mornings except in a holiday week that falls on Monday-Wednesday, when it is picked up on Thursday. The building will face Health Department code violations if the trash is not disposed of properly.
32. Windows and Balconies
No window boxes, aerials, antennas, or satellite dishes, shall be placed, attached, or hung from the exterior of the units.
Replacement windows may be purchased. They must be the same size, shape and color as the original windows. Contact the Management Company or the Trustees with your intent before purchasing or arranging a contractor.
No exterior shades, screens, or awnings can be added to the units or balconies. No sign, notice or advertisement can be placed on any window or door.
Disposal of dead plants, trash, or other debris from balconies is prohibited.

Please cut up boxes before placing them in the recycling bins or flatten them and place beside the bins.
Furniture or any large item that will not fit in a trash bag can be left on the curbside the night before trash is picked up. To dispose of appliances, air conditioners, computer monitors over 20”, televisions and automobile tires obtain a sticker from the Cambridge Dept of Public Works, 147 Hampshire Street (617) 349-4800. The Works will inform you when you should place your items outside and when they will be picked up.
Hazardous materials should not be placed in the chute or dumpster. Check with City of Cambridge for periodic pick-ups of hazardous materials.
NOTE: Trash pick-up is Wednesday mornings except in a holiday week that falls on Monday-Wednesday, when it is picked up on Thursday. The building will face Health Department code violations if the trash is not disposed of properly.
32. Windows and Balconies
No window boxes, aerials, antennas, or satellite dishes, shall be placed, attached, or hung from the exterior of the units.
Replacement windows may be purchased. They must be the same size, shape and color as the original windows. Contact the Management Company or the Trustees with your intent before purchasing or arranging a contractor.
No exterior shades, screens, or awnings can be added to the units or balconies. No sign, notice or advertisement can be placed on any window or door.
Disposal of dead plants, trash, or other debris from balconies is prohibited.
